Real estate agents use videos in their marketing efforts to gain leads and close deals. For some agents though, this strategy sometimes fail not because of the lack of creativity or help from their real estate assistant but simply because of absence of a concrete idea about what areas should be given emphasis.
They fall into the trap of putting so much effort to things that don’t count. Real estate videos should promote the properties being sold and build your image as a trusted expert in your field.
Here are 6 ideas you and your real estate assistant can incorporate in your videos to help achieve your goals.
1. Create Video Tour of Homes
Doing video tours of your listings and putting them on your website, blogs, and other social media platforms will give the property you are selling a better chance of catching the eyes of potential buyers.
Take a video of the property’s front view and its surroundings, then walk through the front door as if you were walking through it in person. Highlight the features of the house that make it stand out.
This is something that can easily be done with your own camcorder, a tripod, and a basic editing software. You also have the option of using still photos for video tours. Video editing software like RealEstateShows and Animoto will be perfect to add animations and color to your output.
You can have your real estate assistant take care of editing the video and uploading or publishing it to your website, blogs, and social media profiles.
2. Establish a trusted local expert status
Build a trusted local expert status by taking a video tour of the neighborhoods and towns you serve. Include the local parks, favorite local hot spots and shopping places. Provide trivia and useful information about those places you visited.
You can also ask current residents to share their favorite parts of the area. Including these short interviews with residents in your videos will show why it is a great place to live in from the point of view of people who actually live in that locality.
It will also give your viewers and prospective clients the idea that you know the areas you serve well as you talk with the residents.
3. Feature Interesting Community Events
Give potential buyers reasons why they should relocate to the area by highlighting things that make the neighbourhood an excellent place to live.
Mention interesting events that will show how fun it is to be part of the community. Take your camera along with you when you attend local festivals or community events, whether it is an art exhibit, school games, or a parade unique to your community.
